Q. How do I apply for a property?
Applying for a property is easy. Simply fill out an application form available from our office, apply online by clicking the link next to the picture of the house you're interested, or download an application form. Applications are assessed as soon as possible and in most cases we will get back in touch with you within 24 hours, if you are the successful candidate.
Q. What are the Rock Property office opening hours?
Monday to Thursday 8:30am - 5:30pm
Friday 8:30am – 5:00pm
Q. What happens if I have an emergency at my property, or the property needs urgent repair?
In the event of an emergency that has the potential to cause harm to a person or damage to a property, please call us immediately (we have an afterhours phone answering service for emergencies). For other urgent or non-urgent repairs, please call us during office hours and we will attend to the matter as soon as possible.
Q. Can I have pets at my property?
No, unless specifically stated on your lease. Approval from Rock Property needs to be obtained before any pets are allowed on the property.
Q. How do I connect the electricity at my property?
You will need to call Aurora Energy to organise the electricity to be switched on at your property. They may take up to 2 days to schedule a visit to your place to do the connection, so the more notice you can give them, the better. You can contact Aurora on 1300 13 2003.
Q. Why do I pay a bond?
Your bond is essentially insurance for the landlord against any damages to the rental property and unpaid rent at the end of a lease.
Q. How much bond is required?
Your bond is equal to four weeks rent, and you'll need to pay that before we can give you the keys to the property. All bonds are paid through Tasmania’s rental deposit authority, MyBond. We can help you fill in the paperwork at the start of your lease, if need be.
Q. When will my bond be returned?
Your bond will be returned by MyBond as soon as possible after the end of your tenancy. The only time it may take longer than that is where there are deductions , such as cost of cleaning, payment for outstanding bills and damages, or unpaid rent. To make sure your bond is returned as soon as possible, please ensure that your rent is up to date, and the property is in excellent condition when you leave.
Q. What is fair wear and tear?
Fair wear and tear is the normal deterioration of the property, or an item in the property, in normal use.
Q. Who looks after gardens?
Garden maintenance is your responsibility as the tenant unless your lease says otherwise.
Q. How much notice do I need to give before I move out of a property?
We'll need 2 weeks notice in writing if you are moving out at end of your lease.
Q. What do I need to do at the end of the tenancy?
You are required to leave the property as clean as, if not cleaner than, when you first moved in. Your lease will also say that you will need to have the carpets and the woodfire (if there is one) professionally cleaned at the end your tenancy - you'll need to keep the receipts to show the work was done.
We can arrange for this to be done at your cost, if you prefer.
